In Amsterdam a decent home draws thirty to forty applications in forty-eight hours: the landlord cuts twenty-five on crude criteria, then chooses among the remaining five.     This check reproduces landlord practices observed on the Amsterdam market, not an official rule: every landlord sets its own criteria, and an average file can pass with a private owner where an institutional investor would refuse it.

    How this check is built

    Six criteria, weighted by how much they actually count at the sorting stage. The income-to-rent ratio weighs most: most landlords ask for three to four times the rent in gross income, and the full calculation is in the income you need to rent in Amsterdam. Then come the legibility of your status (see renting without a permanent contract), having a guarantor, being on the ground, a file ready to send and reply speed — the last two being the most common reasons for rejection and the easiest to fix, as set out in the seven real reasons for a rejection.

    Frequently asked questions

    How is my rent ceiling calculated?

    By dividing household gross income by 3.5, the multiplier most Amsterdam landlords apply. Some private owners go down to 3, some institutional investors up to 4: your real ceiling therefore varies from one landlord to the next, sometimes by several hundred euros.

    Does my partner's income count?

    Yes, the calculation runs on household income. Enter the sum of both gross incomes, and apply together from the first message: that is what tips many files over the threshold.

    My score is good but I get no replies. Why?

    Usually because you reply too late, or because your first message leaves out the essentials. In Amsterdam the selection happens before the viewing: job, gross income and move-in date belong in the first line.

    Does this check send my data anywhere?

    No. Everything runs in your browser; nothing is transmitted or stored. Close the page and nothing remains.

    Does a low score mean I will not find anything?

    No. It means applying as you are will mostly produce rejections. Most of the points are fixed within a few weeks — an employer letter, a guarantor, a file assembled in advance — and the score climbs quickly.
