How to read the result
The ranking crosses four variables. Budget firmly rules out areas beyond reach: targeting Oud-Zuid on €2,200 a month mostly produces frustration. Household changes everything: a couple and a family of four are not looking for the same floor area or the same services.
Priority arbitrates between opposing logics, centrality is paid for in square metres, space is paid for in commuting minutes, and new build is rarely found in the historic centre. Workplace, finally, weighs more than people expect: twenty minutes' difference each way is close to five hours a week.
Three common-sense caveats. A neighbourhood is not homogeneous: in Oost or Nieuw-West, two streets five hundred metres apart offer neither the same atmosphere nor the same rents. What is actually available on the day you search matters as much as the area's profile. And nothing replaces a visit at the end of the day, when a neighbourhood shows its real life.
