Day-to-day atmosphere
The Sloterplas, an artificial lake over two kilometres long, organises the whole district: swimming in summer, walks, urban beaches, festivals. Around it, life splits into sub-districts that differ markedly (Slotervaart, Slotermeer, Geuzenveld, Osdorp, De Aker) linked by long tree-lined avenues.
The population is young and international, with a strong share of families. You will find covered markets, local shops and a café scene developing quickly around the lake. This is not postcard Amsterdam: it is Amsterdam getting on with life.

For the same floor area, expect 25-30% less than Oud-West, in homes that are often larger, brighter and better insulated.
Where to look: the micro-neighbourhoods
- Slotervaart: closest to the centre and the Rembrandtpark, well served, being rapidly upgraded.
- Slotermeer: north of the lake, renovated post-war architecture, plenty of greenery.
- Osdorp: shopping centre, market, family homes at low prices.
- De Aker and Nieuw Sloten: small houses with gardens, sought after by families.
The housing stock: what to expect
The district is a textbook of 1950s-60s planning: three to five-storey blocks, careful orientation, green space between them. Much of it has been renovated or replaced over the past twenty years. What to check:
- The renovation date: the comfort gap between a renovated block and an untouched one is considerable.
- The energy label, often good after renovation, poor otherwise.
- The lift: present in new build, rare in the original low blocks.
- The real distance to the metro, which varies a lot from address to address.

Transport and access
Metro 50 and trams 1, 13 and 17 reach the centre in about twenty minutes. Sloterdijk station is a quarter of an hour away with direct services to Schiphol, Haarlem and Zaandam. The A10 and A4 are immediate, and parking (a rare argument in Amsterdam) is far simpler than elsewhere.
Who is Nieuw-West for?
Ideal for: families on a controlled budget, remote workers, anyone who prefers space and quiet to the character of the centre.
Less suited to: those who want to walk out to a night out in historic Amsterdam.
Pros: among the lowest rents in the city, large homes, the lake, greenery everywhere, parking actually possible.
Cons: distance from the centre, functional architecture, a still-limited restaurant scene.
