Living in Diemen: rents, Holland Park and access to Amsterdam

A municipality in its own right but right up against Amsterdam-Oost, Diemen offers what many people look for in the city without finding it: quiet, greenery and recent homes, a quarter of an hour from the centre. With some 33,000 residents it keeps the scale of a small town, while being served by train, metro and tram.

Day-to-day atmosphere

Diemen is a town for everyday life: a large shopping centre, local shops, sports clubs and plenty of parks. People live quietly here and go into Amsterdam to go out, or simply cycle to the addresses of Amsterdam-Oost, from the Dappermarkt to the Javastraat.

Nature is on the doorstep: the Diemerbos woods, Park Spoorzicht and the Diemer Vijfhoek offer real room for walks. The town also has several student residences.

Where to look: the neighbourhoods

  • Holland Park (Diemen-Zuid): the municipality's big new district, designed as a canal quarter with flats, shops and restaurants. Around 5,000 homes eventually, the first delivered in 2017, completion expected around 2032–2033. A short walk from Diemen-Zuid station and the metro.
  • Diemen-Zuid more broadly: established residential areas around it, where rents are often gentler than in new builds.
  • The centre: around Diemen station and the shopping centre, handy for doing everything on foot.
  • Diemen-Noord: quiet residential areas, houses and low-rise blocks, for families.

The housing stock: what to expect

  • Lots of new builds, well insulated and often with a lift. Check the handover condition: a home let kaal may have no flooring or light fittings (see our glossary), which changes your setting-up budget.
  • Older residential areas, more spacious for the price, with an energy label worth checking.
  • Parking, simpler than in the city; still check the rules for your street.

Transport and access

Diemen has two stations. From Diemen station, the train reaches Amsterdam Centraal in about fifteen minutes. Diemen-Zuid is both a railway station, on the line towards Amsterdam Zuid and Schiphol, and a stop on metro line 53; from Holland Park, central Amsterdam is under 25 minutes away by metro. A tram line also links Diemen with the centre, and by bike Amsterdam-Oost is only minutes away.

Good to know locally

Diemen sets its own local taxes, on top of the rent: in 2026 the waste tax (afvalstoffenheffing) is €377.74 a year for a single-person household and €499.53 for a household of several people. The municipality levies no dog tax. And if you live in Diemen, you register in Diemen, not in Amsterdam.

Who is Diemen for?

Ideal for: couples and families who want new builds, quiet and greenery while staying a quarter of an hour from Amsterdam, and people working in Amsterdam-Oost or at Science Park.

Less suited to: anyone looking for old canal-house charm and nightlife on their doorstep.

Pros: right next to Amsterdam, train, metro and tram, new homes, parks, a large shopping centre.

Cons: less character, a new district still under construction in places, rents closer to Amsterdam's than in other towns.
