Day-to-day atmosphere
Zaandam is a practical, residential town rather than a place for nights out. The renewed centre, Inverdan, brings together shops, new homes, a cinema and the town hall opened in 2012; its most photographed building is the Inntel hotel, whose façade stacks up traditional green Zaan houses. Around it, neighbourhoods alternate between typical wooden houses, interwar streets and more recent developments.
The town keeps a working, industrial identity: shipyards, windmills and chocolate made its history. Local life happens more in Dutch than in Amsterdam: English works everywhere, but this is a place where people settle for good, not an expat bubble.

It is one of the best commute-to-rent ratios around Amsterdam: for the price of a one-bedroom in the city, you can often rent a family home in Zaandam. Where to look: the neighbourhoods
- The centre and Inverdan: new or recent flats, well insulated, shops and the station within walking distance. The most practical option for a couple commuting to Amsterdam.
- Zaandam-West (Oud-West): older streets and houses with character, one of the most sought-after parts of town.
- Westerwatering: a 1980s district of more than 3,500 homes, houses with gardens and small apartment blocks, divided by wide canals. Family territory.
- Kogerveld: a post-war district in the east with its own station, more affordable.
- The east of town, including the Rosmolenbuurt, a former early 20th-century working-class district, varies more from one street to the next: take time to visit the area before deciding.
The housing stock: what to expect
- New builds in the centre, often with a lift and a good energy label, sometimes let without flooring or light fittings: check the handover condition (see kaal and gestoffeerd in our glossary).
- 1980s houses in Westerwatering, spacious, with insulation worth checking.
- Traditional wooden houses in the west, full of charm and rarer on the rental market.
- Parking, generally simpler than in Amsterdam, with paid zones in some areas.
Transport and access
Zaandam station is about twelve minutes from Amsterdam Centraal, with frequent trains; a second station, Zaandam Kogerveld, serves the east of town. Buses also link Zaandam with Amsterdam, and the A8 motorway reaches Amsterdam's ring road in a few minutes. For the Zuidas or Schiphol, allow for a change.
Good to know locally
The municipality of Zaanstad abolished its dog tax on 1 January 2023. And if you live in Zaandam, you register with Zaanstad: the process and your BSN are the same as in Amsterdam.
Who is Zaandam for?
Ideal for: couples and families on a tighter budget who work in central Amsterdam or at Sloterdijk, and anyone who wants space without a longer commute.
Less suited to: people who want to go out in Amsterdam every night, and those working in the south (Zuidas, Amstelveen, Zuidoost), who add a change of train.
Pros: very short trip to Amsterdam Centraal, gentle rents, family houses, renewed centre, the Zaanse Schans nearby.
Cons: limited nightlife, a less international feel, neighbourhoods that vary from one street to the next.
