Day-to-day atmosphere
This is the most cosmopolitan district in the Netherlands: Surinamese, Antillean and Ghanaian communities alongside a very international younger population. Life centres on Amsterdamse Poort, a large open-air shopping district, and on the events cluster formed by the Johan Cruijff ArenA, the Ziggo Dome and AFAS Live, the country's big concerts happen here.
Green space is everywhere: the Gaasperplas and its beaches, Nelson Mandelapark, pedestrian routes separated from traffic. The contrast with the centre is total, and that is exactly what draws people who settle here.

These are the lowest rents within Amsterdam proper, for floor areas well above what the centre offers.
Where to look
- Bijlmer-Centrum, around Amsterdamse Poort and the station: the most practical, everything on foot.
- Gaasperdam, near the lake: quieter and residential, popular with families.
- Nellestein and Holendrecht: close to the AMC university hospital, with plenty of greenery.
- Venserpolder: on the edge of Oost, smaller blocks and good metro access.
The housing stock: what to expect
Plenty of recent construction, plus deep renovation of the original blocks that remain. In practice: lift, balcony or terrace, good energy label, often parking. What to check:
- Which development exactly: an untouched 1960s block and a 2015 residence have nothing in common.
- The energy label, a strong negotiating argument in unrenovated stock.
- The walking distance to the metro: distances are longer than they look on a map.
- The atmosphere on event nights if you target the immediate surroundings of the ArenA.
If your budget is tighter
At this price level the alternative is no longer inside Amsterdam: Diemen is next door with a direct metro, and Almere across the water offers genuine family houses, compared in detail in our guide to living around Amsterdam.
Transport and access
This is one of the best-served parts of the city. Three metro lines (50, 53, 54) put Centraal fifteen minutes away; Bijlmer ArenA station offers direct trains to Schiphol, Utrecht and the south. The A2 and A9 are immediate, and parking remains simple.
Who is Zuidoost for?
Ideal for: tighter budgets that want to stay inside Amsterdam, families needing space, anyone working at the AMC, the Zuidas or in Utrecht.
Less suited to: those dreaming of canals and brown cafés within walking distance.
Pros: the lowest rents in the city, recent spacious homes, excellent transport, a great deal of greenery.
Cons: distance from the historic centre, large-estate planning, a reputation still lagging behind today's reality.
